Expansion / Construction Project Manager

The Expansion / Construction Project Manager is responsible for planning, coordinating, and delivering gotcha’s expansion and construction projects — from site readiness and design coordination to construction execution and final handover.

This role bridges strategy and execution. It ensures that every new gotcha location or renovation is operationally efficient, visually consistent, cost-effective, and ready for opening on schedule.

The role works closely with Operations, Finance, Marketing, and external contractors, acting as the owner of all construction-related expansion initiatives.



Responsibilities

​​​​1. Expansion Planning & Project Ownership

  • Own the end-to-end delivery of new GOTCHA locations and renovation projects
  • Manage multiple expansion and construction projects simultaneously
  • Develop and maintain detailed project plans, timelines, and milestones
  • Coordinate site readiness from pre-construction to opening day
  • Ensure projects are delivered on time, within scope, and within budget

2. Construction & Contractor Management

  • Select, coordinate, and supervise contractors, vendors, and suppliers
  • Oversee construction works, fit-outs, renovations, and technical installations
  • Ensure compliance with safety regulations, technical standards, and legal requirements
  • Conduct regular site visits to monitor progress, quality, and risks
  • Resolve on-site issues, delays, and deviations proactively

3. Budgeting, Cost Control & Procurement

  • Prepare and manage construction and expansion budgets
  • Track expenses and ensure effective cost control throughout the project lifecycle
  • Negotiate contracts, pricing, and terms with contractors and suppliers
  • Approve invoices and monitor financial performance against budgets
  • Identify cost-saving opportunities without compromising quality or brand standards

4. Design, Brand & Operational Alignment

  • Work closely with designers, architects, and brand teams to ensure brand consistency
  • Ensure layouts support operational efficiency, customer flow, and service standards
  • Align construction outcomes with operational, technical, and CX requirements
  • Coordinate equipment installation and readiness with Operations teams
  • Ensure locations are fully prepared for opening and handover

5. Risk Management & Compliance

  • Identify project risks and develop mitigation plans
  • Ensure all permits, approvals, and documentation are obtained on time
  • Maintain compliance with construction, safety, and labor regulations
  • Ensure proper documentation, handover files, and warranties are collected

6. Reporting & Stakeholder Communication

  • Provide regular progress updates and reports to management
  • Communicate timelines, risks, and decisions clearly to internal stakeholders
  • Act as the single point of accountability for construction and expansion projects

Project Delivery & Execution

  • On-time delivery of new locations and renovation projects
  • Number of successful openings completed per year
  • Adherence to approved project timelines and milestones

Financial Performance

  • Budget adherence and cost variance per project
  • Savings achieved through effective negotiation and planning
  • Reduction in unplanned expenses or rework

Quality & Brand Consistency

  • Construction quality and compliance with brand standards
  • Readiness of locations at handover
  • Post-opening defect rate and resolution speed

Operational Readiness

  • Smooth transition from construction to operations
  • Alignment of layouts with operational and CX requirements

Requirements

Experience

  • 5+ years of experience in construction project management
  • Experience working with contractors, suppliers, and technical teams
  • Strong knowledge of construction drawings and ability to read, understand, and work with architectural, MEP, and technical project documentation.

Skills & Competencies

  • Strong project management and organizational skills
  • Ability to manage multiple projects under tight deadlines
  • Solid budgeting, cost control, and negotiation skills
  • Strong communication and stakeholder management abilities
  • Hands-on, problem-solving mindset with attention to detail
  • Ability to work independently and take full ownership

Preferred Background

  • Experience in construction and pre-opening of hospitality, cafés, or restaurant chains
  • Knowledge of local construction regulations and permitting processes
  • Experience working in fast-growing or multi-location businesses
